Blending period charm with refined contemporary detail, this beautifully restored three-bedroom Victorian terrace on Malvern Road was redesigned by the current owners and expertly renovated in 2022. The home’s traditional proportions have been elevated with natural materials, bespoke cabinetry, and modern interventions that prioritise light, warmth, texture, and a playful yet thoughtful colour palette.
A corten steel planter makes a sculptural statement at the entrance. A tiled front path leads to a Victorian front door, with reeded glass panels allowing for privacy and light that softly diffuses into the hallway.
Inside, the double reception room showcases original features including Victorian ceiling roses, two cast iron fireplaces, and exposed timber floors. Period-style column radiators provide warmth and aesthetic continuity, while updated double-glazed sash windows offer improved insulation throughout. The rear reception room has a glazed door leading directly onto the garden, allowing light into the space and offering a quiet connection to the outdoors.
The kitchen and dining area is minimalist and warm, with birch cabinetry, cork-style splashback, integrated appliances, and underfloor heating. Bifold glass doors open fully onto the garden, extending the living space into the outdoors. A ground floor WC and separate utility area are tucked away with function and discretion in mind.
Upstairs, three light-filled bedrooms continue the home’s natural material palette, while the standout family bathroom brings bold contrast with terrazzo-style floor tiles, stacked black wall tiles, and matte black fittings, a freestanding bath and walk-in shower complete the space, complemented by underfloor heating. There is the added benefit of a generous loft, ideal for additional storage and offering excellent potential for conversion, subject to the usual consents.
Area:
Superbly located moments from the open green spaces of Wanstead Flats, with easy access to Epping Forest, Hackney Marshes, and the Queen Elizabeth Olympic Park. The surrounding area boasts a vibrant and growing community, with a diverse mix of independent shops, restaurants, cafes, and bars centred around High Road Leyton, Francis Road, and High Road Leytonstone.
Local favourites include Pause yoga and reformer pilates studio, Bread and Oregano for breakfast and Greek wraps, Burnt Smokehouse for American BBQ, and Yardarm, an independent wine shop and bar.
The home benefits from excellent transport links, situated only 0.1 miles from Leyton High Road Overground and 0.4 miles from Leytonstone Underground. Families will appreciate the proximity to Davies Lane Primary School, rated Outstanding by Ofsted and just a few minutes’ walk away.
Vendors Recommendations:
We love living in Leytonstone for how easily you can step out of the city and into nature. Just a couple of minutes from our house are the flats, perfect for a quick breather, and Wanstead Park feels like a proper escape into woodland. We’ve got a soft spot for local pubs like the North Star and the Holly Tree, they have a relaxed, villagey vibe. Food-wise, the area really delivers. We’re big fans of Leytonstone Tavern (their burger was shortlisted as one of the best in the UK) and Homies on Donkeys is unbeatable for Mexican street food and cocktails. But our true hidden gems are Wanstead Kitchen, which does comforting, home-style Indian food, and Fiore Truck, a cosy little Italian with handmade pasta and a brilliant drinks list. I work in coffee and rate Back To Ours as one of the best spots in East London. Their new sandwich place, Earls, is also excellent for unique and delicious takeaway sandos. And if wine’s your thing, there are three great options just nearby: Le Regret, Arch Deli and Joyau.
